I think this is one of the best budget hotels in the area. The location is excellent, close to restaurants and bars. Plenty of food sellers on the road,as well as baht buses.
The hotel staff were very friendly and helpful, especially the manager James. It's a sports bar downstairs with many pool tables and TVs showing sporting events from around the world.
Surprisingly, any noise from the bar downstairs never filtered upstairs.

Location is perfect, only 3 minutes walk to centre of Pattaya beach and 3 minutes walk to Pattaya night market.
Room have ideal size and breakfast is very good.

The hosts were welcoming, easygoing, and helpful. My Thai friend forgot his ID card, but the hosts were understanding and let him in anyway. When, after a day at the beach, he inadvertently left one of the room towels back at his place, the hosts said he could bring it back anytime. We found the washroom very clean and well kept, with an efficient water heater. The AC, fridge, and TV all worked perfectly. A good deal.
