Great property away from the Orvieto town but within few minutes drive. The place has everything - amazing garden, swimming pool, views, friendly cats and dogs. We've got a welcome cake made by the owners from their own produce and the night before leaving we've got another cake. It is such a lovely gesture! We had everything we need and even more - milk, coffee, tea, bread, cakes, etc were provided. Fully equipped kitchen, fridge, great bathroom. There is no air conditioner but we didn't need it despite very hot weather outside - the house protects well against the heat and opening windows allows night breeze in - perfect. I'd imagine you need to warm this place up during the winter, but there is a large heater. Can't stress enough - it's a great place to unwind for a few days or to use it as a base to travel around Umbria. Highly recommended!

We had a fabulous stay at Patrizia’s property. She communicated very well before our arrival and her friend Alessandro met us at the property to help translate and show us around/how everything works. The apartment itself was spotlessly clean and had so many little extras such as a hair straightener as well as a hair dryer and different types of snacks. Patrizia had kindly left a bottle of local wine to be enjoyed which was really appreciated. It was great having a little kitchen to prepare and store our food, the bed was very comfortable and extra blankets had been provided in case it was colder in the evening. The shower was easy to use. We could park our car right outside which was so convenient. The property is also a very short walk to the local restaurant: Trattoria Pizzeria da Claudio which we enjoyed both nights of our stay. Really enjoyed everything and would highly recommend.

The place has been recently open. Every detail has been deeply studied and the result is an excellent experience. Really a special place! Also the breakfast was excellent with option gluten free. The personnel is exceptionally gentle, the perception is that they are proud of working there, which is a clear signal of the attention paid to the wellbeing starting from the staff.

The hotel was so much nicer than we expected. The owner was lovely and very helpful. The room was very comfortable and the secure garage was excellent. The location was also excellent close to the funicular. Orvieto is a great place to visit.
