The property is beautifully located — close to the shores of Lake Sevan, yet far enough from the noise and crowds to feel peaceful and secluded. The house itself is built to a high standard, fully equipped, and thoughtfully designed down to the last detail. The grounds are spacious, well-maintained, and filled with fruit trees that bear delicious seasonal fruit guests are welcome to enjoy. Although the owners are not on-site, they are highly responsive and helpful. Special thanks to Greta, who is in charge of maintaining the place — warm, welcoming, and exceptionally professional. A truly special place we would love to return to!

The location on Google Maps is incorrect, leading us to a home where a local family kindly helped us. They even drove us to what we thought was the correct address, with their three kids squeezed into the car with their mom and dad. However, once again, we ended up knocking on the wrong door. After an hour and a lot of warm-hearted assistance, we finally arrived at our destination. This experience became a memorable adventure, showing us just how friendly Armenians are. (Tip: Use Yandex Maps in this area. The guest house is the right-hand room on the 3rd floor of the outermost gate.) To our surprise, the interior was modern and well-equipped. The sofa bed, which is usually uncomfortable, was so cozy that we couldn't bring ourselves to get out of it. The place had everything we needed, including a kitchen to cook and make coffee. The water pressure was strong, even though the host warned us that the water might be turned off after midnight. Thankfully, that didn't happen during our stay. The location is great—just a 15-minute walk to the public beach and a five-minute walk to downtown.

Firstly, the hosts are very kind, communicative, speak very good English, and had gone above and beyond to make our stay as comfortable as possible. We were considered us as one of their family members, the kids were playing football with me, while the younger one lend his toys to my kid. They were the first host in Armenia whom we got to know well, shared many tips, told some interesting local facts, took us for a short town trip, and most importantly, showed us the best bakery that makes Armenian Gatha. Coming to the apartment. It is NEW, totally renovated and had everything one needs. The bedroom was spacious, cozy and beds were very comfortable. We had a good sleep at night. Kitchen is huge and all necessary cookwares are available. We cooked our own breakfast on the gas stove. Bathroom was big and clean as well and the apartment was spotless too. Overall, we were highly satisfied with everything that was available to us. Many places are at walking distance. I really appreciate the efforts of the host who were very hospitable since the beginning. Don’t look elsewhere. Just book it. This is the best place you’ll ever find here.
