Such a wonderful place!! Eric at the reception gave me a warm welcome and showed me around the place and even helped carry my bags up two floors, Lukas and Silvia too were so helpful with anything that I needed and so friendly, The place is spic and span. And you can always go to the kitchen and help yourself to tea, coffee, milk, bread, cornflakes, etc. The bus stop is just outside and the Coop too. Walking distance to landmarks like the Royal Yacht Britannia, Leith waterside, etc. The name befits the place - I truly felt I had visited my friend's house!!

Perfect location to use as base. Excellent and reasonably priced restaurants and bars within walking distance. Spacious and very comfortable rooms - we even had a small table with chairs in the room. We appreciated the coffee, tea and small instant breakfast that was provided. Small fridge was a bonus. Friendly and helpful hosts.

Location is fantastic with an easy bus ride into the main core. Beds were easily the comfiest we had of our entire trip! It was overall lovely! Everyone was very welcoming and if you need anything, they are super helpful and nice! My room was beautiful, quite big and comfortable. Breakfast was tasty and thommy is always there for a friendly and informative chat! I felt very much at home! Just as information (nor at all a criticism): the place has a lot of stairs and steps. If you have mobility difficulties, this might not be the right fit. But otherwise I fully recommend this place. I would (and hopefully will) book this again every time!

It's a very clean, tidy and cozy place. The transportation is convenient. There are convenience stores and restaurants nearby. Due to the flight, we arrived very early. The hotel took care of our luggage and allowed us to check in early after everything was settled. Everything was great! If I come to Edinburgh again, I will still choose to stay here!
