Eric at the reception gave me a warm welcome and showed me around the place and even helped carry my bags up two floors, Lukas and Silvia too were so helpful with anything that I needed and so friendly, The place is spic and span. And you can always go to the kitchen and help yourself to tea, coffee, milk, bread, cornflakes, etc. The bus stop is just outside and the Coop too. Walking distance to landmarks like the Royal Yacht Britannia, Leith waterside, etc. The name befits the place - I truly felt I had visited my friend's house!!

The room was lovely with 2 twin beds, which was very much appreciated! So many options for breakfast and the food was excellent and fresh. I also appreciated the variety of teas and hot chocolate in the room.

Sinead and Chris were so sweet and helpful and forthcoming, the location was really great (and we've only travelled by bus, which was no problem at all), the view in the sea-facing room is fantastic, we've slept heavenly in those comfy beds, and the breakfast is a MUST. 10/10 recommendation!

The rooms are clean, charming, and equipped with everything you might need, with the exception of a microwave and refrigerator. The bathroom was very clean. The owner was an absolute dream. She was nice and very helpful. I had the vegetarian breakfast and it was delicious. There is a bus stop two minutes away which is very convenient if you plan to ride the bus into the city center. The fare for a single trip on the bus, since it is a Lothian country bus, is £3 and you must have exact change to buy a ticket on the bus.

There was a fridge and a microwave, so we could prepare small food for bringing during the day. We found a folder with all information and recommendations for our holiday in Edinburgh, very helpful! The indications were clear from booking to the stay, and good communication with the staff. They provided water, coffee and teas. The accommodation is only 15 mins walking distance from the city center, passing by a nice park close by. A pleasant stay, and definitely coming back next time in Edinburgh! Thanks John! 😁
