Villa Julia is the perfect holiday property. It is a large detached corner villa with an amazing 10 metre by 5 metre swimming pool. There is plenty of lounge and dining furniture to seat up to 10 guests, outside on the patio beneath permanent shaded areas. 10 sun loungers are provided for guests to enjoy the south facing garden and pool area. The pool is cleaned twice weekly by a professional pool cleaning company. The entire pool was refurbished in 2024. Three of the four bedrooms have private en-suite bathrooms, one with a lovely bath. There are timers for the air conditioning in all rooms. There is an additional guest toilet. There is a 50 inch flat screen TV with access to streaming live TV, Movies and Series. There is a charge for excessive electricity consumption. The allowance is 400 KWH per week. The kitchen is fully equipped with a dishwasher, washing machine, cooker, hob, microwave, kettle, toaster, blender and coffee maker. The Amazon Alexa Dot will find any radio station or music to put guests in the holiday mood. This is preset to English. It is important that the Echo Dot is not unplugged as it cannot be reset by guests. A short stroll away is the famous Nissi Beach with water sports, sun beds and miles of golden sand. Chill out bars with restaurant facilities and luxury loungers have recently opened on the beach. On Nissi Avenue, just a 3 minute walk and guests will have an amazing choice of restaurants and bars with Cypriot and International cuisine on offer. There are supermarkets for food and drink only a few minutes from Villa Julia. There is a Lidl store about a 20 minute drive away, in Paralimni. The beautiful Harbour is a short bus or taxi ride away. The amazing new Ayia Napa Marina is a short one km drive away. We are unable to accommodate early check ins and late check outs without prior arrangement. This includes leaving luggage at the property before authorised check in. Charges will be deducted from deposits.

Our beautiful villa offers home from home comfort and enjoyment. With more than 6 years' experience of holiday rentals, we have improved and developed our villa over the years. It is rare to find a 10 metre by 5 metre swimming pool in a private villa in Ayia Napa but that is precisely what you will love about Villa Julia! We have been home owners in Cyprus since 2005 when we lived and worked in the United Arab Emirates. A few years ago, we moved permanently to Cyprus and decided to offer holiday rentals in Villa Julia. We have welcomed guests from all over the world and nowadays have regular guests who have been booking our villa for years. The villa is non-smoking and fully air conditioned. All units have timers. Linen, towels and beach towels are provided as well as a free small welcome pack. A few minutes away, you will find car hire, quad bike hire, water sports, opportunities to learn diving and lots more. A regular bus service goes one way along Nissi Avenue to the Water Park in Ayia Thekla, and the new Marina, whilst the opposite direction takes you to the Funfair, Harbour and Monastery. Tours to Troudos Mountains, Larnaca and Limassol can be booked with local tour companies as well as attractions such as the Camel Park and Famagusta Old Town. If a day at the beach is what you desire, sunbeds and umbrellas cost only 2.50 euros each for the entire day. Nissi Beach is the closest beach to Villa Julia but quieter beaches a short walk away include Sandy Bay Beach, Landa Beach and Macronisos Beach, all with restaurants, bars and water sports. A short stroll to the end of the road on Asprovounou will take you to the Gardens Restaurant where you will receive a very warm welcome from the owner Michael and his staff members. The food is in our opinion, is delicious and the menu will undoubtedly suit all tastes. If you are heading to the Harbour, book ahead at Vassos Restaurant, overlooking the Harbour itself. The fish is fresh and tasty and the service is superb!

Villa Julia is located in a quiet area of Ayia Napa, yet a less than 5 minute walk from Nissi Beach and a 20-minute walk from Makronissos Beach both with fine white sand and crystal clear blue waters. A less than 15-minute walk takes you to Landa Beach and Vathkia Gonia Beach. Ayia Napa Centre is just a 20-minute walk away offering many restaurants, taverns, coffee shops, bars, clubs, the famous Hard Rock Cafe, an impressive Luna Park for children of all ages, pharmacies, supermarkets, and a Clinic. Closer to the Villa there is a bus stop, 24-hour Kiosks, minimarkets, fruit markets, bakeries, and just about every amenity you will need for a relaxing holiday. Turn right at the end of the road {Asprovounou} and walk along Nissi Avenue to the famous Zorbas Bakery which is open 24 hours. Their delicious coffee and croissants are a must for starting the day well and the gorgeous cakes might tempt you for after some beach time. Along Nissi Avenue, there are various restaurants, all child-friendly with quite a few with small playgrounds. The local restaurants offer excellent Cypriot food, try the Kleftico, lamb wrapped in foil and cooked in a special clay oven, or Meze which includes several different Cyprus dishes. Souvlaki, a Cypriot kebab on a skewer is a local delicacy and is offered with pork or chicken. Most restaurants will offer a choice of potatoes, chips, jacket potato or mashed potato. All of the potatoes are locally grown. Ayia Napa is one of the 'Red Villages' which means that the soil is rich and red in colour- perfect for growing potatoes and probably the best on the island so enjoy! The Medieval Monastery, the picturesque Ayia Napa harbor, and the Water World Waterpark are a must-visit.
