Early check-in and late check-out are subject to availability and can only be confirmed on the day of arrival or departure.

Please note that additional charges are applicable for early check-in as follows:

An additional night after 14:00

Stays of 28 nights or more include one complimentary mid-stay clean. Additional cleaning can be arranged for a fee. Please request at least 48 hours in advance.

For bookings of 28 nights or more, where a mid-stay clean is declined, an inspection of the property will be scheduled to ensure compliance with upkeep and safety standards. Notice will be provided in advance, and access will be required. Failure to agree may result in the cancellation of the contract.

Upon arrival, we offer a starter set of essentials, including bin liners, toilet paper, hand soap, shampoo, dishwashing supplies, fresh towels, and bed linens. Please note that these are not replenished during your stay. Extra towels and linens are available at an additional cost.

Minimum booking age is 21.

No events, parties, or gatherings, including stag or hen groups. Breach of this rule will result in eviction and retention of the deposit.

Please note that pets will incur an additional charge of GBP 40 per stay and GBP 10 per additional night from the second night onwards.

Smoking on site will incur an additional charge of GBP 1000

Only registered guests allowed. Visitors must be approved in advance and are not permitted to stay overnight.

Lost or unreturned keys will incur an additional charge of GBP 50.

Unauthorised late check-out that impacts the next booking will result in penalty charges. Non-approved departures after 10:00 incur a charge of GBP 45 per hour.

Guests are responsible for any damages caused. We cannot accept liability for valuables or vehicles.
