CHECK IN BY 22.00 in the evening CHECK OUT BY 10.00 in the morning DURING YOUR STAY We will welcome guests upon arrival, show around, provide keys, and go over house rules. We stay at the property and can be contacted through the stay . GUEST ACCESS The guests have access to the guest room and private bathroom, both located on the 1st floor. NO BREAKFAST We only offer room rate only, no breakfast. Guest can alternatively walk to local establishments such as The Knockout Kitchen 3min walk, Cafe Nero or Bains 10walk to have a breakfast. AMENITIES GUEST ROOM - The guest room has king size bed, linen, towels, a kettle, a hairdryer, toiletries, a wardrobe, ironing board, iron, small additional radiator and refreshments. There is NO DOOR LOCK or SAFE in the room. WE WILL RESPECT YOUR PRIVACY. PRIVATE BATHROOM - The bathroom is next to the guest room, for the guest use only. There is a shower over bath, toilet, sink there is a lock on the bathroom door. We fo have a small, friendly hypoallergenic dog who doesn't access guest areas. We look forward to meeting you.

Family orientated quiet and safe neighbourhood. We are in close proximity to bus connections to the Edinburgh city centre, Ocean Terminal, and Queensferry. It is conveniently located 15min drive from Edinburgh Airport and about the same distance to Murrayfield Stadium if attending concerts or sports events. Short walking distance to local grocery shops, pharmacy and wine store.
