This private, non-smoking, non-drinking single room is ideal for solo travellers or professionals looking for a calm, clean and affordable place to stay with great transport access to central London, which takes a maximum of 40 minutes to London from my home. This is perfect for quiet, respectful guests for work (small wall table with chair) or visiting London. Free tea/coffee provided. The Space: You will have a warm, cosy single room to yourself. Perfect for solo travellers, remote workers, or professionals. Your bedroom is on floor one, first door on the right. I mostly work from home, so I’ll be there to welcome you and check you out in person. Please let me know well ahead if you are running late so I can plan my day. House Rules: No smoking, drinking, external guests, parties, or loud noise throughout the day. Check-in and check-out times are communicated 2 days in advance. If you use the kitchen, please washup and leave them to dry on the drainer. This is a self-cleaning house with no house help. Ensure the shower and toilet are left dry and clean after each use. Check out: return the room to its original condition Quiet time: 10 pm to 7 am, and no external guests or loud music

Just a 3-minute walk to the Bus 64 stop, and a direct 15-minute tram to East Croydon mainline station, with fast 15-minute trains into Central London, Gatwick Airport, and beyond. The local New Addington Parade is just 2 minutes away, with two supermarkets, Morrisons and Nisa, Indian & Chinese takeaway, fish & chips, a fried chicken shop, a barber, a large park just 2 minutes walk from home with football/games and even a pet care shop.
