This is a one bedroomed, fully contained annex. Please note parties are unfortunately not welcome. Any reservation must contain the correct amount of guests expected to stay. Well trained dogs are absolutely welcome, however we would kindly request that they are not allowed on the soft furnishings & your pet towels/blankets are to be used, particularly in wet weather. The annex & immediate space outside is solely for the use of guests. This includes the lower part of the garden in which the decking area is contained, the outside table & chairs & small grassed area. This is the only area where smoking is permitted on the premises. The annex is accessed separately through the side gate of the property & there are large paved shallow steps down to the building. Considerations should be made if guests needs mobility assistance. However we have cast iron railings to offer support whilst using the steps. The annex is in need of a couple of improvements which does not affect the enjoyment of any stay, namely the roof is undergoing repairs & the decking area is being replaced. A little more care & consideration may be required during this time. We want to make potential guests aware these flaws prior to any booking. However the current price reflects the details in which we have highlighted.

Check in and out will be without face to face interaction. The hosts do live in another building on the premises and will be available if required, either in person or through other alternative means.

The property is situated within a residential area and we want to be respectful towards our neighbours at all times. Centrally located, with a 5 minute walk to Ilkeston town centre. A short 5 minute walk to the bus stop with direct links to Nottingham and Derby and a 20 minute walk to the train station. We are close to the Erewash canal which offers many scenic walks and the Peak District is just an hours drive away.
