PRIVATE PROPERTY (lease only) - Nestled in the rolling hills of the Marche region, just minutes from the beautiful village of Mondavio, Ca Lucciola is a villa with rustic and authentic charm, surrounded by a large garden with tall trees, flowerbeds, and quiet corners where you can relax in complete privacy. The farmhouse, built in typical exposed brick, retains the warm atmosphere of a country home thanks to its wooden-beamed ceilings, terracotta floors, and traditional furnishings. The property is divided into several units, simply and functionally furnished, with air conditioning in the bedrooms and welcoming spaces ideal for groups or families. INTERIOR – The villa comprises three units with independent access, designed to offer comfort and privacy to large groups. The interior spaces are distributed across multiple levels and furnished in a simple, traditional style. Apartment 50: Spread over two floors, the ground floor features a fully equipped kitchen, a living room with dining area, fireplace, and TV, and a bathroom with shower. The first floor features two double bedrooms, a twin bedroom, a bathroom with tub and sink (no toilet), and a second bathroom with toilet and sink. Apartment 51: On the ground floor, there is a kitchen with living room and fireplace, a bathroom with shower, and a laundry room. EXTERIOR - Ca Lucciola's garden extends for approximately 4,000 square meters around the house and offers ample green spaces for relaxing, dining al fresco, or enjoying the tranquility of the countryside. The area features flat, easy-to-use terrain, with tall trees offering shade, manicured flowerbeds, and large lawns. The property is not fenced, but is located in a quiet and secluded area, surrounded by greenery, ensuring privacy and tranquility. Outside, there are furnished areas for al fresco dining or relaxing in comfort. The swimming pool is located a few meters from the house. It measures 12 x 7 meters, has a depth of 1.40 meters, and is equipped with Roman steps for easy access. A fixed cover installed over part of the pool provides shade during the hottest hours of the day. Around the pool is a solarium area with loungers, umbrellas, and tables. Access to the villa is via a short, gravel road, easily accessible by any vehicle. There is a large and convenient parking area near the entrance. LOCATION - Ca Lucciola is located just minutes from the center of Mondavio, one of the most charming villages in the Marche region. Enclosed by medieval walls and dominated by the Rocca Roveresca fortress, designed in the 15th century by Francesco di Giorgio Martini, Mondavio is an authentic place where you can stroll through the narrow streets, dine al fresco, or simply enjoy the view of the hills. The location is convenient for those who want to explore the region: from here, you can easily reach the beaches of Fano and Senigallia, as well as villages and cities of art such as Corinaldo, Pergola, Urbino, and Jesi. The area is full of scenic routes, wineries, markets, and traditional restaurants, perfect for those who love to discover the Marche region at a leisurely pace, amidst culture, nature, and good food.
