Nestled on the hills in the upper Tiber valley (near Città di Castello), the farmhouse is immersed in the countryside with a beautiful view, excellent tranquility and privacy. The large garden of 10,000 sq mt hosts a beautiful stone gazebo in a panoramic area, furnished for al fresco dining, a stone bbq, the swimming pool (4x12m; 1.40 m depth) with paved solarium (18 sunbeds, 3 large umbrellas, hot shower), and a ping-pong. 2 gates lead inside the property, where is the private parking. All is enriched by 10 hectares of unfenced land where it is possible to take long walks among the family's olive grove and vineyard. The farmhouse is made of 9 residential units on 2 levels. It has been restored with conservative interventions respecting the traditional Umbrian architecture. On the gr. floor, the main entrance leads to the central body: small living room, dining room capable of accommodating the whole group (wood stove), well equipped kitchen with outdoor access, service bathroom accessible for the disabled guests. Close to the main entrance there are 2 studio apartments on the right and 1 on the left side with independent access. Adjacent to the entrance, through an internal staircase, we go up to the 1st floor which opens onto a passage area used as a sitting room: 1 studio apartment is on the front, on the right and left side two doors lead onto 2 galleries with respectively 3 and 2 apartments. Each apartment consists of: kitchenette with small fridge, glasses and cups, a double bedroom (with divisible bed and ceiling fans), a private bathroom with shower. The owners live on the gr. floor in a separate wing of the villa, available for any need, in charge of the pool cleaning on days agreed with the guests. Ceiling fans in the bedrooms and kitchen. IMPORTANT: Only small pets are allowed. 1 apartment is suitable for disabled guests. The price includes the supply of bathroom, bed, kitchen linen/pool towels (changed weekly), utilities (not heating).
