Property for exclusive use built in 2011, nestled on a Umbrian hill in a residential area and boasting panoramic views of Lake Trasimeno. Around the villa there is a beautiful garden on 2 levels (6000 sq mt), well-kept and enriched with flowers, olive and fruit trees. The garden is all fenced with electric gate and metal mesh. There is a large porch equipped for outdoor meals and with lake view, accessible from the kitchen and the dining room, an outdoor seating area, games (basketball hoop, table football, soccer doors), the furnished swimming pool with gazebo( 8x4m, 1.20 m deep). The parking is inside the property, which also has an underground garage. The villa is tastefully furnished with period pieces and modern finishes. All systems were recently installed. Air conditioning in each room. The gr. floor opens onto a large living room with dining area and lounge with sofas, sat TV, fireplace, working organ, chess table: this entire area is characterized by splendid sliding French doors opening onto the outside porch. Also on gr. floor there is a bathroom with shower, an equipped kitchen (oven, wood-burning grill etc). From the entrance, a large mirrored door opens onto the basement, where is the garage, but also a wood supply, a fitness room (treadmill, exercise bike, rowing machine), a bathroom with shower. From the living room, via a lovely internal staircase with wrought iron railing, you access the 1st floor with 3 double bedrooms, all with balcony overlooking the lake, as well as 2 bathrooms, 1 with shower and 1 with tub-shower cubicle and balcony. The same staircase reaches up to a fascinating tower terrace with lake view and 2 comfortable loungers. The price includes 1st supply of linen, towels and pool towels (changed weekly), utilities (not air conditioning EUR 30/day and heating EUR 38/day). Upon request/payment: possibility of a chef and traditional cooking classes for July, August and September.

Activities and Distances We are in Passignano sul Trasimeno which stands on a small promontory on the northern shore of the Trasimeno lake, surrounded by green hills; its position makes it an almost obligatory passage between Umbria and Tuscany. Born as a fishing village, the village provides a combination of nature, art and folklore thanks to a thousand-year-old artistic and architectural heritage. The medieval fortress has a 360 degree panoramic view of the lake and the surrounding hills. The lakeside of Passignano offers numerous activities to spend your free time, while the surrounding hills invite trekking lovers to admire Trasimeno in all its beauty. The various ferries allow to visit the islands of the lake and its treasures. In Passignano it is also possible to get to know wines from the Colli del Trasimeno Wine Route through a free tasting and by participating to the Trasimeno Wine Tour cellar visits.
