If you have recently stayed at a property governed by an HOA—either directly or through an agency—you know that it may require a simple Short-Term Rental Agreement (STRA) between the host and guests. To prepare this agreement, we must have guest IDs. HOAs require owners to keep copies of IDs for all overnight guests; these are retained by the owner and not provided to the HOA

It has been heartbreaking recently to receive hurtful reviews after guests have enjoyed an excellent stay, only to later attempt to extort a full refund by presenting fabricated issues or threatening damaging reviews. In two cases, the individuals who posted the complaints never even set foot on the property; they booked the unit and sent someone else to check in so they could attempt to establish FL residency for Homestead Exemptions, Asset Protection, State Tax Exemptions, and Voter Registration
It is especially disheartening when none of the alleged issues were ever raised during the visit. And did not give me the opportunity to address or resolve a concern during their stay
I firmly believe that most people are good and decent, and I consistently go above and beyond to ensure every guest enjoys an unforgettable vacation. I will continue to do so.
