The dining and comfy living rooms are ideal for family time, with a fireplace for cooler nights. The home has three well-designed bedrooms for families or groups: Master Bedroom: King bed + twin bunk + twin roll-away (sleeps 5) Bedroom #2: Queen-over-queen bunk + roll-away bed (sleeps 4) Bedroom #3: Queen bed (sleeps 2) Living room: Couch & Air mattress (sleeps 3) Extra air mattresses are also available. There are two updated bathrooms-one with a jetted tub and walk-in shower, the other with a shower/tub combo for kids, making mornings easy. Need-to-know information for guests at this property

-Check-in is anytime after 4:00 PM. Early check-in may be available — please check with us in advance to confirm availability and any applicable fees.

-Check-out is at 10:30 AM sharp. Unauthorized late check outs will incur an additional nights fee, as our cleaners have very tight schedules.

-Quiet hours are from 9:00 PM to 8:00 AM. Please be respectful of our neighbors during these hours. Excessive noise may result in fines or the cancellation of your reservation.

-Only the guests listed in your reservation are allowed on the property unless approved by us ahead of time. Additional guests will incur extra charges.

-The exterior of the property is monitored with security cameras. We also use NoiseAware sensors both indoors and outdoors. These devices alert us only when noise levels are consistently above a set threshold — normal conversation won't trigger an alert.

-Loud music is not allowed on the property to maintain a peaceful environment for the neighbors, and quiet hours are from 9:00 PM to 8:00 AM. Please keep noise levels down during these times. Failure to do so will result in a $500 fine and/or immediately removal from the property.

-Smoking is not allowed inside the home.

-Any cleanup involving vomit, feces, or blood will result in additional cleaning fees.

-Pets must be approved prior to your stay. A $100 pet fee covers up to two pets.

-The person who booked the reservation is responsible for all guests, any damages, and all incidents during the stay.

-Smart thermostats are available for your use, with temperature limits set for efficiency. Please keep windows and doors closed when using the heating or A/C.

Pool Rules:

-No lifeguard is on duty — swim at your own risk.

-No glass is allowed in or near the pool area.

-The pool can be heated upon request — fees are based on current natural gas costs.

-Pool heating takes up to 2 hours to reach 104°F and must be requested in advance — ideally at the time of booking. Payment must be made before heating begins. Any tampering with pool equipment will result in a $1000 fine.
