A beautiful, extremely clean, and stylish B&B that truly felt like home. The family who run it are so lovely and welcoming — nothing is ever too much trouble for them. The breakfast was delicious with plenty of choices. This is the only place in Italy we would return to without hesitation. If I could give 20 out of 10, I would! It’s perfect. Don’t make the mistake of not staying here!

I spent my amazing new year here. All the facility are so clean. The owner and her family are so friendly and always make sure that I get the best experience during the stay. Brunella was a wonderful host and was happy to meet our requests. Room was lovely - modern and spotless. It is a quiet location but with a Conad supermarket and cafes nearby. Good public transport (bus) to the Assisi train station.

This property is owned and run by a family and they made our stay very comfortable beginning with inviting us to a special dinner the night we arrived which included live entertainment in the form of a solo guitar player/singer. It was a very laid back experience that remained throughout our five night stay. We had a balcony and a wonderful view of Umbria countryside. The unit consisted of a kitchen, bedroom and bathroom with adequate space and a very quiet air conditioner that worked quickly to cool down the room and keep it cool throughout the night. The kitchen is well supplied with dishes and wine available for purchase. The location in the country was ideal for relaxing.

It was fabulous. Immaculately clean, very modern with a stunning sauna, pool and hot tub overlooking incredible views. The breakfast was by far the best we had during our stay in Italy. Staff were friendly and helpful and the location was close enough to walk into Assisi in 20 mins or so

Every single person went above and beyond to ensure our stay was perfect – warm, attentive, and genuinely passionate about creating a memorable guest experience. We felt truly cared for. We cannot recommend Tenuta San Masseo enough – a hidden gem that we can’t wait to return to. Five stars and then some!
