This house was perfect for us to stay overnight near Jebel Shams. We had a 4WD car but our host offered to have a ride to the canyon (for an additional fee) and I am happy to accept it as road conditions to the canyon is far from easy, this was the best money we spent during our trip. The house is big, quiet, beds are a little hard for our comfort zone but slept well overall. Dinner and breakfast was very very good, made by the wife of our host, so we could enjoy some home made food finally. Loved to stay here, come here if you want a remote location, we could make photos about the milky way in the night, very little light pollution, sunset and sunrise were also beautiful.

Very interesting place at the end of the bumpy road just at the beginning of the balcony walk. 2 simple rooms with the stunning view! It’s really amazing for the sunrise and sunset. You can order a breakfast and dinner in the owner’s house.

The house has the best location, less than one minute away from the start of the Balcony Walk. The large windows of the rooms offer the best view and You have the opportunity to witness a splendid sunrise. The host is very kind and attentive and took us to a short walk to witness also a beautiful sunset!

What is this a hidden gem, even though I have looked through the photos on booking, I was still amazed by this house when we arrived here. It is literally at the beginning of the balcony walk so if you get up on time (we left at 7 a.m. with our two boys) then you have the walk completely to yourself. The house is amazing, very large kitchen with living room, two spacious bedrooms with comfortable beds. We bought our own food in Nizwa and made a nice dinner with salmon wraps and ate them outside by the fire place. We bought some wood from the people taking care of this house and made a fire and even bbq marshmallows. No wifi connection here but who would mind with such a beautiful view all around you. We played some board games and hanged out around the fire. House has plates, pots, cuttlery, cups and big refrigerator so comfortable enough to make your own dinner and breakfast and just enjoy the peace. It's maybe good to mention that we didn't have a 4x4 but my husband is an experienced driver and didn't have a problem driving up in our rental Hyundai car.

What not to like? Perfect stay at Sama Al-Khutaim, thanks to Mohsin, who made sure that we were taken care of. The hotel (or the guest house, rather) is a few yards away from the start of the Balcony Walk, the main attraction. We loved the fact that there were very few guests staying (3 rooms only), as it gave a family vibe, which was really nice. The food we had for dinner and breakfast was tasty and plentiful. Can only recommend! Careful! You must have a 4WD to reach the hotel. A normal car won't go up those hills and rough terrain!

    Good location and friendly staff. Excellent breakfast (waffles and omelettes made to order). Easy parking. I read other reviews complaining about cold rooms in winter - our room had a reverse cycle air conditioner that heated our room wonderfully (visited in February).

    We had taken fellow travelers to this place in the car and the manager spontaneously honored that on the spot with an upgrade for all of us. A really great location as a starting point for the balcony walk (6 km away). Good dinner, good breakfast, good beds, good parking.
