The breakfast was beautifully cooked and presented as were the meals we had in the restaurant at dinner.
The dining room was nice on two levels with a well stocked bar.
Staff were friendly and informative. One young member helped us upstairs with our luggage.
The view from the bedroom was superb over the Firth to Fife.

Open sunny patio. Nice evening dining spot. On John Muir Way & close to bus stop.
Clean town, very friendly and helpful local people.
Clean town, very friendly and helpful local people. Expensive, but guess being close to Edinburgh things will be dearer. An excellent train service reasonably priced. Roadworks all over the place causing uproar on the roads when we were there but never once saw an actual workman working on the holes. Plenty of good eating places, a few cosy traditional pubs. Beautiful beach with plenty of access points. Many places of interest to visit such as the Seabird Centre, Tantallon Castle, National Museum of Flight and more.
Tesco and Aldi nearby. Two very good caravan/camping parks. Nice leisure centre. Everywhere you go there are marvellous containers of beautifully colourful flowers all planted by volunteers from the town.

Have visited North Berwick often but never stayed over as lived not far away in the past. Tantallon and Dirleton Castles are very different with the former having a view of Bass Rock. Very dog friendly. Lots of places to have food and refreshments. The Rocketeer for lobster is a must.

Its a beautiful characterful town and a great place to stay if you are heading up towards Edinburgh. The beaches are beautiful and the town has a great selection of cafes and little shops. The Scottish SeaBird Centre is really good and well worth a visit. A walk to the nearby Tentallon Castle is recommended.

A Great Location.
The breakfast was very good and the staff were very friendly and attentive. The outdoor jacuzzi area was great. Also loved the sauna and steam rooms. The views from the hotel to the sea were amazing. Great location, can walk along beach and the centre of North Berwick is only 10 min walk away. The wi-fi was really good for such a grand old building. The main foyer was nice and there was a really good relaxed vibe about the place. I didn't get a chance to visit the Bass Rock Bar but it looked really nice and inviting.
Location location location! North Berwick is truly fabulous and East Beach View is in the best possible location. Literally, across the road from East Beach, with stunning view of Bass Rock, around the corner from an award winning Italian restaurant, Bostocks - amazing coffee shop, 20mins to Edinburgh. East Beach House is warm, welcoming, clean, comfy and stylish. It has EVERY for a fab holiday 💛 ….and the tap water makes a stunning cuppa
Great location, very comfortable bed, spacious for two.. kitchen small hut perfect for a short break for a couple. Lovely shower . Great private courtyard .Very quiet and in a perfect location for the beach..one minute walk, and all the bars, restaurants of North Berwick. Host was very quick to reply to questions. Would recommend and will definitely rectify we decide to go to North Berwick again.
We had a lovely stay in North Berwick. the beaches were clean and we enjoyed our walks and the surrounding area. we had lovely food in two excellent restaurants especially the Puffin where the sea food was delicious. the small but quaint high street proved to be interesting and also the coffee shops were excellent. The Sea bird centre was great and we also enjoyed our boat trip to Bass Rock.
beautiful hotel in a perfect setting
rooms on 3rd floor unbearably hot
breakfast was a shambles waited over an hour to be served. staff in reception some excellent some not.
rooms clean, pleasant
main lobby is lovely
spa great
generally disappointing as hotel is definitely capable of 5 star but over heating at night and breakfast waiting time / poor staff communication issues spoilt it.
I got the last available room and was a little troubled by the price but it was a real treat. Great location, really lovely, engaging owner and staff, and I loved dinner and the super tented patio bar area. Also enjoyed the bath - so many places don't real how important a bath is when you're in pampering mode. Have already recommended this place to others!
All the things you want in a holiday rental. Immaculately presented. Plenty of space for a couple/small family for a holiday. Close enough to local amenities in a quiet residential area, overlooking a small golf course with views out to sea. North Berwick has a direct train line to Edinburgh which runs hourly by day.
The decor in the room was modern and cosy, and it was immaculate. The staff were professional and very friendly. Breakfast was delicious and great value for money. The location was central to everything. Would highly recommend this hotel. North Berwick is stunning been several times, must see if visiting Scotland.
Great house in a small city with a great location - walking distance to the beach or golf course, restaurants and the train station to head into the city. The house was as shown in the pictures and was great for our group (2 couples). We were met by the host’s family to give us information about the house/area.
The house and grounds are stunning. Beautiful kitchen, living room, bedrooms - everything was so comfortable for everyone to spread out and have their own space. You couldn’t get a better location - or view - in North Berwick!
Super location, just a stride from the beach. Close to all shops & cafes. Parking (long stay) just around the corner. Very clean property, comfortable, well presented. Comfortable bed, large shower. Really enjoyed this stay.
The location is brilliant, right at the centre of North Berwick, close to the seashore, shops and restaurants.
The free parking is very convenient.
The street is quiet and the city overall very family friendly.
Was meeting friends so decided to stay over. No12 is central location and staff were exceptionally friendly and helpful. Room and bar/dining area lovely. nothing appeared to be a problem.
Comfortable hotel with good service and friendly staff. Food was freshly served and delicious. Short walk to the centre of North Berwick where there are a good selection of shops.
Location was amazing, really quiet and scenic and great walks for our dog. Private tennis court was a bonus. Only 15 min drive to North Berwick. Lots to see and do in the area.
The location of the cottage is stunning, right on the beach. The village of North Berwick appears laid back and expensive. The people are freindly. The views are exceptional.
